  2. Administrative Supervision from start to finish – We administrate your project and contractors work & performance.
  3. Review drawings, plans, & Spec Sheets.
  4. Schedule & Secure Permits & Inspections as required.
  5. Work with Engineers Designers & Architects when/if needed.
  6. Submit transmittals to Architects/Designers and or engineers when changes are needed.
  7. Seek competitive bidding from properly pre-screened licensed & insured contractors.
  8. Provide you with constant, updated, and realistic timelines, keeping communication front & center.
  9. Prepare controlled estimates and change orders, so there are no surprises, you are fully informed of the cost of your project, so there are no “big” unexpected surprises.
  10. We manage the contractors to make sure they are providing the detail necessary to avoid unknown or unstated hidden cost, and they are not requesting too much money upfront, and are being paid in intervals proportionate to the percentage of work completed.
  11. We maintain all the paperwork, receipts, insurance documents, lien releases, invoices, inspections, timesheets, and complete project costing and reports, in the order needed for insurance companies and audit requirements for taxing and governmental agencies.
  12. We provide you with a complete comprehensive distribution report to submit payments to contractors and job providers for services, materials & supplies as required.
  13. We provide you with an ongoing budget’s, and/or continuation sheets, job history, and when needed, we prepare the documents required by lenders to pay for services per their particular requirements on a regular & consistent basis.
  14. We stay with your project from beginning to end, to make sure all the little details are complete to your satisfaction.
  15. We provide you with a complete packet of user manuals/specs, etc. in one nice neat package.
  16. We schedule and meet with inspectors throughout the process, as well as engineers and architects on an ongoing basis, as needed, to keep the job moving efficiently.
